Thinking to buy?

It has been decided to buy a home in Spain, now, there are some points that you should take into account.
First of all, you should know that the costs of buying a home depend on whether it is a second-hand home or a new home.
In a first-hand home or purchased on a flat, you must pay VAT (4%), while in a second-hand home you must pay the transmission tax (usually 8%). To this must add the costs of notary and registration of the property. On average, the cost of the sale price must add approximately 10% of expenses, in the case of second-hand housing, and about 6% in the case of new housing.

The purchase process is relatively simple. We always recommend hiring a lawyer or advisor. If you do not currently have a lawyer, we can recommend them to good professionals in the sector.
Once you have chosen your home, the first thing you have to check is that you are free of charges, with a simple note from the Land Registry, we will know the legal conditions of the property.

The next step would be to make a reservation contract or "arras" contract. In said contract, a deposit amount will be established (normally 10%) and a date to sign the deeds in the notary.
Your lawyer or advisor will be responsible for checking that all payments for supplies, community, IBI, trash, etc. Be up to date with payment.
